Job Summary: Reporting to the contracts manager , the commercial lead is responsible for overseeing commercial and QS aspects of construction projects from inception to completion. This role involves managing contracts, monitoring costs, analysing risk, and ensuring profitability while maintaining compliance with legal and regulatory requirements. The succesful candidate will work closely with project managers, clients, subcontractors, and suppliers to ensure the successful commercial performance of projects. Key Responsibilities: 1. Contract Management: * Negiotiate, draft, and manage contracts with clients, subcontractors, and suppliers. * Administer contracts to ensure timely resolution of disputes and claims, including variations and change orders. 2. Financial Planning & Cost Control: * Prepare, manage, and monitor project budgets and financial forecasts. * Develop cost-saving strategies and ensure projects are delivered within budget and aligned with financial targets. * Approve project expenditures, including procurement of materials, labor costs, and subcontractor fees. * Produce regular financial reports, including cost analysis and profit margin reports, for senior management. 3. Risk Management: * Identify, assess, and mitigate commercial risks on projects, including contractual, financial, and legal risks. * Ensure that insurance, bonds, and warranties are in place to cover potential risks. * Develop and maintain risk registers for projects and ensure contingency plans are prepared. 4. Team Leadership & Collaboration: * Collaborate with project managers and senior management to ensure alignment of project objectives and financial targets. * Act as the primary point of contact for commercial and contractual discussions with clients and key stakeholders. 5. Client & Stakeholder Management: * Build and maintain strong relationships with clients, suppliers, and subcontractors. * Represent the company in client meetings and presentations, addressing any commercial or contractual concerns. * Ensure clear and transparent communication of financial and contractual obligations with all parties involved. 6. Procurement & Supply Chain: * Oversee procurement processes to ensure the selection of cost-effective suppliers and subcontractors. * Manage supplier and subcontractor performance, ensuring adherence to contract terms, delivery schedules, and project requirements. 7. Compliance & Legal: * Ensure compliance with relevant laws, regulations, and industry standards. * Liaise with legal teams to manage and resolve contract disputes, claims, and arbitration when necessary. * Stay informed about changes in construction law, contract law, and regulatory requirements. Key Skills & Qualifications: Education: Bachelor’s degree in Quantity Surveying, Construction Management, Finance, or a related field. Experience: Minimum of 5 year experience in a commercial management role or quantity surveying role within the construction industry, with a strong background in contract management and financial oversight. Skills: Strong knowledge of construction contracts (e.g., JCT, NEC, FIDIC) and contract law. Excellent financial acumen, with experience in cost control, forecasting, and budget management. Strong negotiation, leadership, and communication skills. Problem-solving and decision-making ability under pressure. Strong attention to detail and accuracy. Strategic thinker with a proactive approach to identifying opportunities for improvement. Salary: Competitive, dependent on experience
