M&E Maintenance Supervisor - FM Service Provider - Uxbridge, Middlesex - Up to £49,000
Fantastic opportunity to work for a specialist FM Service Provider situated in Uxbridge, Middlesex. CBW are currently recruiting for a Maintenance Supervisor to be based on a Commercial site in Uxbridge. The successful candidate will be Electrically biased with a proven track record in commercial building maintenance. You will be responsible for a team of up to 5 engineers and will ensure the day to day running of the contract (Hard services/PPM/reactive maintenance) under the direction of the Contract Manager.
Hours of work
Monday to Friday, 08:00am to 17:00pm
IMPORTANT - If one of the shift engineers is on leave, it is expected that you would cover the additional 2 hours at either side of their shift to ensure site is operationally covered.
Eg If the Morning shift engineer was off on Annual Leave - the additional hours of 06:00 – 08:00 at OT. (Flexibility on working hours is essential)
Key duties & responsibilities
Provide input into the management of the planned maintenance schedule, ensuring associated work tasks are completed in accordance with the agreed PPM planner, SLA and KPI targets, including first hand support (where required) for contract update meetings with the client.
Complete PPM and reactive works activities in accordance with contract requirements, and arrange for the site team to complete tasks in line with the company competency appointment(s).
Prepare Authorisations to work (as per Permit System) and Supervise works carried out by specialist sub-contractors, reporting anomalies to the FM Manager/ SHEQ Manager.
Work with FM Manager to identify obsolete and end-of-life-cycle equipment for input into the forward maintenance plan and updating of the asset register.
Work with the FM Manager to prepare extra works/ remedial quotations in line with contractual requirements.
Work with FM Manager to identify opportunities to self-deliver sub-contracted maintenance activities.
Ensure all statutory records are kept up to date and available for inspection.
Be aware of and have good working understanding and practical hands-on input regarding control of legionella and associated required works.
Assist the FM Manager in the planning, of small projects and any additional works.
Review subcontractor RAMS (Issue authority to works as required and prepare/review RAMS for reactive/remedial works.
Liaison with contractors and supplier (control of permits and escorting duties)
Complete/ assist completion of PPM regimes
Monitor stock and start ordering procedure
Daily, weekly and monthly PPM checks eg, HVAC, AHU's, FCU's, Plumbing, Emergency lighting tests etc
Clearing and tidying up of common areas, plant rooms, store rooms etc Applicants for the role must be able to meet the following criteria:
Fully qualified to recognised electrical (HNC, HNC C&G)
City & Guilds 18th Edition
Knowledge of working with a budget and knowing how to manage costs.
Previous experience of planned and reactive maintenance.
Experience of working in a building services environment.
Good communication (both written and verbal) skills
Competent in the use of IT including all MS Office packages and CAFM Systems
